Tip #1: Make it feel more like a home where people actually live. It doesn’t mean you have to stage every corner of your flip, but rather have a few strategically placed furniture, art and decor items that outline a resemblance of a home. Place a bowl of fresh fruits on the counter and a jar with a few good looking utensils next to the stove in the kitchen. Get a couch for the living room and a few accent tables to hold trendy and fresh decor items. Go to the nearest HomeGoods store and get a few well-designed bathroom amenities to place in the shower, or even an aromatherapy bath bomb to place on the edge of the bathtub.

Tip #2: Focus on areas that matter. Again, staging an entire home might be an oversell, so try to stage only the important areas and highlight the biggest value your flip has: if you went all out with your shower tile – place some fluffy and clean towels on a rack or throw a shower rug on the floor. If your kitchen has brand new concrete countertops – spruce them up with a vase and fresh flowers.
Tip #3: Don’t bring furniture from your grandma’s attic! Nothing makes a home come across as outdated, like furniture and decor from centuries ago. You are selling a flip and the main competitive difference of your home is that it has been renovated or at least refreshed, so make sure that your furniture and decor are brand-spanking new with that “new car smell”.
